Hibiscus Home Management provides homeowners with home watch services while they are away from their home for vacation, business and extended trips.
Many homeowner insurance companies consider a home to be “vacant” if it is left unoccupied for more than 30 days. We conduct visual inspections of homes or properties, looking for obvious issues. A detailed Homewatch Inspection Report is completed during each inspection displaying the condition of your property along with the date and time the inspection was completed.
28 POINT CHECKLIST
After each Home visit clients will be provided with an electronic report available via our client portal.
EXTERIOR
- Inspects Windows for signs of forced entry (frames, locks, screens)
- Inspects Doors for signs of forced entry (frames, locks, handles)
Ensures vehicles are present (Make/Model, License Plate, Checks for visible damage)
INTERIOR
- Tests doorbell before entering
- Conducts general walkthrough of entire residence including garage
- Confirms that exterior doors are closed and locked
- Confirms that all windows are closed and locked
- Inspects ceilings and walls for moisture
- Inspects windows for moisture
- Inspects floors at doors for moisture
- Tests all lighting
- Tests ceiling fans
- Electrical Panel: Inspects for any tripped breakers
- AC: Inspects air handler pan for water
- Inspects hot water tank for leaks
- Checks thermostats
- Smoke Alarms
- Adjusts window blinds to provide a “lived in look” if applicable
- General notation of pests
KITCHEN
- Tests faucet / inspects P-trap for leaks
- Tests garbage disposal
- Confirms that refrigerator and freezer are operating properly
- Confirms ice maker is empty & in off position
BATHROOM
- Tests faucets / inspects P-traps for leaks
- Flushes toilets
- Runs water in shower / bathtubs
- Confirms that exhaust fans are operating properly
GARAGE
- Ensures vehicles are present (Make/Model, License Plate, Checks for visible damage)
